The difference between a buyer's agent and a selling agent is who they represent. A Buyer's Agent exclusively represents the Buyer and the Selling Agent exclusively represents the vendor (seller). A Buyer's Agent will search for your property and secure it for the absolute lowest price, and a seller's agent will sell the property and achieve the highest possible price. If you do not have a Buyer's Agent representing you, the seller will be in a better position to negotiate as they will have the only professional on their side of the deal.

We've also bought in the Central Coast, Blue Mountains, Hunter Valley, and Cronulla. We have a presence in Byron Bay and can refer you to other trusted Buyer's Agents through our affiliations for other states.
The first thing we need to establish is what the property is worth. We look at comparable sales in the same suburb and neighbourhood and do a full CMA report (Comparable Market Analysis report) — the same one that the selling agent would have prepared for the seller. Once you know what a property is worth you can move forward and negotiate with confidence. A good relationship with a selling agent can assist with inside knowledge and help with the negotiation by previewing properties before listing and understanding the real price the vendor wants.
